Make the Cover You Have Work Harder
Most patio covers are missing two things: air movement and light after dark.
A ceiling fan turns a shaded patio into a comfortable one; the moving air makes a 95-degree afternoon feel manageable. Lighting extends the space into the evening. Screens remove the mosquitoes. None of these require a new structure, and we coordinate the licensed electrical so it’s permitted and safe.
We also fix what’s wrong. Covers built without proper flashing leak where they meet the house. Wood posts set in concrete rot at the base. Long spans without adequate beams sag. We diagnose, quote and repair, and we’re honest when a cover has reached the point where replacement is the better spend.

Repair or Replace?
A straight answer, with photos.
If the structure is sound and the problem is a leak, a post or a finish, repair is the right call and we’ll do it well. If the roof deck is rotted, several posts are failing or the cover was undersized to begin with, repairs add up fast and a new insulated aluminum cover on the same slab is often close in cost. We’ll show you what we find and let you decide.

Can you add a ceiling fan to my existing patio cover?
Almost always. Insulated aluminum panels take fan mounts directly; wood covers need a properly attached box on a beam. We coordinate a licensed electrician for the circuit.
My patio cover leaks where it meets the house. Can it be fixed?
Usually, yes. Most leaks at the ledger are flashing problems and are repairable. We inspect from above and below and quote the fix.
Do you repair covers you didn’t build?
Yes. Most of our repair work is on covers built by others or by previous owners.
Do upgrades need permits?
Electrical work requires a permit and a licensed electrician, which we arrange. Screens and repairs on an existing permitted structure typically don’t need a new permit.
Is there a minimum job size?
No. Re-screening a few panels or adding one fan is a real job and gets scheduled like one.
