Sun City is the largest active-adult community in Texas, with thousands of single-story homes, an architectural review process with its own standards, and homeowners who want a shaded, screened, low-maintenance outdoor room they’ll use every day. The City of Georgetown requires a building permit for attached patio covers and larger freestanding structures, with engineering. Sun City’s Community Association and most other Georgetown HOAs require architectural approval with drawings and samples. Homes in the historic district near the square have additional design guidelines.
